How to Book

RENTALS - TERMS AND CONDITIONS-HOW TO BOOK

Confirmation of your booking implies that you have read, understood and agreed to our terms and conditions.

1. REQUIRED DOCUMENTATION

In order to reserve the property and sign relevent contracts all parties which will rent the  property need to provide a valid ID with photo  together with the NIE number or paper resident confirmation.The documentation accepted are passports ( for all nationalitiies) ,DNI ( only for countries which are included in EU ) in other case residence permit.

2. PAYMENT and RESERVATION

A booking deposit  must be paid on confirmation of your booking. Due to differente circumstances if you will wish to cancel your reseravation please consult the terms and conditions of the booking cancelation.In the event the owner cancels the reservation, all monies paid as a reservation concept are fully refundable to you. Any refund is restricted to the property payments and niether the owner or we are liable for any cancellation or administration charges for travel arrangements, etc.Every booking is treated individually therefore the amount which is required to be paid toegther with the conditions of  balance and terms of payments will be advised on confirmation.  The company reserves the right to re-let the accommodation if any of this condition of reservation will not be  met. For any client booking within 8 weeks of their arrival date, payment must be made in full. The submission of the client's deposit indicates acceptance of these terms and conditions, which form a part of the contract between the client and the company. The damage deposits paid are refundable usualy within 5 wokring days but only if all contractble obligations are fullfilled, otherwise the deposit is beeing withheld by the company untill the day that all contractable obligations are meet.

3. RENTAL

INCLUDED IN THE HOLIDAY RENTAL

All the bookings are treated individually however the basic covers ,unless otherwise stated  in the contract, in all holiday rental includes the cost of
ALL UTILITY BILLS (Electric, Water, Gas etc)
INTERNET AND TV ( unless specified otherwise in the contract)
CHECK IN/CHECK OUT ( within the working hours Monday -Friday 9.00-16.00)
POOL AND GARDEN MAINTENANCE
ALL BED LINEN
TOWELS (NOT BEACH) PLEASE NOTE – Neither towels or any other items from the villa should be taken to the beach.
INVENTORY CHECK
ALL PROPERTIES ARE FULLY FURNISHED and EQUIPPED

4. INSURANCE

We strongly recommend that insurance is taken out against cancellation , travel, theft and personal accident and medical.

5. RENTAL PERIOD

The rental period will be stated in your confirmation and details are provided of the time and conditiion of arrival and of the the departure. These times can be flexible subject to no other parties checking out on your arrival day or hour or arriving on your check out day or hour.

6. OCCUPANCY

The property is booked for normal holiday or long term use only. The number of occupants must not exceed the maximum occupancy as stated in the property information unless prior permission is given for a baby cot or similar. Pets/animals are not allowed except by prior consent of the owners.

7. KEYS AND DIRECTIONS TO THE PROPERTY.

Detailed instructions for key collection and directions/maps to the property will be advised aprior to the rental commencement. A representative of the Rental and Sales Centre will meet you at the office and then you will be taken to the property on your arrival to personally hand you the keys and introduce you to the property. On check out the keys will be collected by our representative. In certain cases (i.e. late arrivals or very early check outs ) the keys can be collected from the property or dropped to our office to the key box situated outside our Office. (Full maps from airport to our office will be supplied) Some properties have a key box, this box has a combination code which we advise you of beforehand and inside the keys would be stored
Please note You are responsible for the keys whilst they are in your possession and for their safe return to our representative or Office.

8. CONDUCT

The hirer is responsible for taking all reasonable care of the property and its contents. The hirer shall ensure that no member of the party engages in any activity in or around the swimming pool which may cause damage or offence to the neighbours, pollution to the water or damage to the structure or filtration equipment. Disruptive behaviour caused by loud music and/or late night/early morning rowdiness will not be tolerated.
Parents with children - You are ENTIRELY responsible for the correct surveillance of infants and children in and around swimming pools - NO responsibility will be accepted for accidents occurring on the property. The community rules and regualtions for rented property will be handled to each booking party.

9. DAMAGE TO THE VILLA AND ITS CONTENTS

Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the property or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property or its guests.

10. GENERAL MAINTENANCE

The guests are responsible for informing the Rental and Sales Centre immediately should any maintenance problem occur at the property during their stay. Please also see your terms of the contracts for more details.

11. SERVICES

The Company neither owns nor operates any airlines, car hire companies or airport transfer companies, nursery hire, boat hire. Whilst the company takes every care in selecting all relevant parts of your holiday, the company cannot be held responsible for any injury, loss, or damage howsoever caused.

12. BUILDING/CONSTRUCTION WORK – NOISE AND POLLUTION

Unfortunately such developments are completely outside the company's control and the company does not receive advance notice of when works may commence. The company is not liable for any disruption, disturbance, inconvenience, or diminution of enjoyment of the client's holiday arising out of such building/construction work howsoever caused. In the event that we become aware prior to your rental commencing of any major building works operating immediately adjacent to your property which are likely to affect your booking we will contact you as soon as possible with details of the works and offer you an alternative property of a similar size and standard if possible. and wee are not liable for any cancellation or administration charges for travel arrangements, etc

13. POWER

Properties in Spain are sometimes allotted a limited amount of electricity (3 - 6 kilowatts). Although it happens very seldom, the use of too many appliances at the same time will flip a circuit breaker and shut off the electricity. This does not mean that there has been a power failure, only that a breaker in the house has been triggered and needs to be switched back on. As in the U.S. and other European countries, the panel is often located inside the house. Please be careful to limit the simultaneous use of electrical appliances. Please also be aware that general power outages do occur. We are not liable if power is lost.

14. ACCOMMODATION AVAILABILITY

All accommodation offered is subject to availability at the time of booking. If for any reason the accommodation originally reserved is not available, the company undertakes to provide alternative accommodation of a similar size and standard. In the event that no suitable accommodation can be offered then a full refund of the rental will be offered. Any refund is restricted to the proerty  hire costs and we are not liable for any cancellation or administration charges for travel arrangements, etc.

15. PERSONAL/PUBLIC LIABILITY

Whilst the company takes every care in selecting all relevant parts of your bookiing  the company cannot be held responsible for any injury, loss, or damage howsoever caused.

16. WEBSITE ACCURACY

All information contained on our website has been compiled from up to date details and we have taken care to ensure its accuracy. There may however be occasions when an advertised facility is either modified or unavailable. Such situations may be dictated by local circumstances, necessity for maintenance, local construction work, water shortages, adverse weather, fuel shortages, power cuts, and other circumstances beyond our control. If we are advised of this, we will of course inform you as soon as possible, but we cannot be held liable in such circumstances. It is important to remember that some facilities, perhaps such as beach restaurants, water sports, water parks, or swimming pools etc. may not operate at all times of the season.

17. CANCELLATION

All cancellations of bookings must be in writing by email or post to the Rental and Sales Centre. In the event that you wish to cancel the booking please consult your contract terms and conditions for any cancelations. .In the event the owner cancels the reservation, all monies are fully refundable to you.Any refund is restricted to the property payments and niether the owner or we are liable for any cancellation or administration charges for travel arrangements, etc.For tracking and to have conrol over payents made the payment refund is always done by transfer to the provided bank account which need to be on the name of one the memeber of the renting party.
